10 STEPS FOR HOME BUYERS

1. Get Pre-Approved!

Before you begin your search the first step is to call a reputable lender and get a loan pre-approval.  A pre-approval will give you guidelines needed to know how much you can afford. Also keep in mind that a seller will not take an offer without a current pre-approval letter.

2. Choose An Agent

This is the next step, we recommend you meet with a couple of agents to be sure you choose an agent that is a great fit. All agents work differently including what days and hours they are available to show property etc. Agents are paid on commission only so working with one agent is appreciated.

3. Set Up Your Search

The Multiple Listing Service (MLS) is the best search tool available. Let your agent know exactly what you are looking for in regards to bedroom & bathroom count, floor plan etc.

4. Choose the Right Home

Your agent will help you in finding the home that fits your wants and needs. Be sure to consider resale when choosing the right home. Keep in mind that some characteristics can be a deterrent for buyers when you go to sell such as a home located on a busy street or a home with a very steep driveway.

5. Make An Offer

Once you find the home of your dreams, it’s time to make an offer. Price is usually the #1 reason a seller accepts an offer. However there are other conditions of the contract that do matter such as inspections and the closing date.

6. Process Your Loan

7. Inspections

Inspections are very important to find out the condition of the property through the eyes of a professional. There are several types of inspections available including: Building Inspection, Termite/Pest Inspection, Sewer Lateral Inspection, Radon Inspection and HVAC Inspection.

8. Obtain Loan Commitment

This happens when the appraisal is complete and all requirements for the loan have been met.

9. Put Utilities In Your Name

It is very important to call all utility companies a week or so before closing to have them transferred in your name. This will prevent a disconnect and stoppage in service.

10. Close & Move In!

You will do a final walk through prior to closing to make any items that were negotiated on the building inspection have been completed. Closing for the buyer side can take in upwards of 1 hour.
